This inner urban, multipurpose complex includes a shopping mall, underground car park, offices, penthouse apartments and a public square. It is set to regenerate a derelict part of the old town of Kufstein initiated up by local business men to reverse the exodus of shops and inner city life following a massive increase of green field construction in the neighbouring towns over the last century fostering multinational discounters. A newly developed square adjacent to the river and a 50 apartments residential building with retail units and coffee shops on Ground floor is combined with a community centre with hall and workshops to provide the local community with public space beside the commercial offerings of the shopping mall. It will be the first building in the western Austria to be awarded with the ‘Green building certificate’. Part of the environmentally friendly building concept are the use of natural ventilation and day lighting in the office floors and the shopping mall, passive cooling of the concrete structure and the store refrigeration units using groundwater with heat recovery into the store and offices delivering most of the energy for cooling and heating, the use of highly insulated timber structure for the upper two penthouse levels as a cover to the building saving energy as well as green field sites for future generations. The project itself and the old town location result in a high level of interdisciplinary planning profiting of various specialists knowledge.
