The single story concrete and steel framed building is set into the upper bank of the river Moraca acting as a linear counterpoint to the mast of the landmark Millennium Bridge. The office floor plates float above the ground suspended from an over-sailing concrete slab that serves to replace the ground plane and shades the building and its surroundings from the heat of the summer sun. The building achieves extremely low energy consumption through the combined use of high insulation levels, passive cooling using the concrete structure and day-lighting. The thermal energy for both heating and cooling is drawn from the extensive aquifer underlying Podgorica using a ground source system. The building is topped out with a canopy of Photovoltaic panels with sufficient capacity to supply the building's entire energy needs.
